Construction & Real Estate

The Construction & Real Estate industry has always been a major constituent for most industrialised economies. This industry involves the erection of new buildings and additions made to existing buildings for residential, commercial and industrial purposes. Much has been given to the thought of building up Asia’s cityscape and skyline as the quality of life in the region improves. In 2007, Mercer ranked Asia’s ten most livable cities as Singapore, Tokyo, Yokahama, Kobe, Osaka, Nagoya, Yokkaichi, Omata, Hong Kong and Katsuyama in a BusinessWeek article.  The Construction & Real Estate industry involves building up the actual character and personality of cities by defining it through infrastructure and architecture. The Eiffel Tower in Paris, the Forbidden City in Beijing, the Petronas Tower in Malaysia and the Taj Mahal in India have all become renowned icons in the contemporary world.

Industry Challenges

High volatility driven by factors such as fluctuation in construction material prices, supply of labour, tendency to generate real estate bubbles and other macroeconomic variables, is commonplace in the Construction & Real Estate industry. In 2009, Channel NewsAsia reported that the number of Singapore private residential units in the process of construction has decreased every quarter and completion dates are being delayed to 2012 and beyond as a result of the economic downturn. China Vanke, China’s biggest property developer, postponed two residential projects in 2008, one in Shanghai and another in Shenzhen. It was reported that Malaysia would have to deal with delays in completing projects as developers deal with a tight credit market and large future supply. In Hong Kong, the situation fared better as land was initially in short supply hence the effect was not great.

Addressing The Challenges

Sustainable and environmentally friendly living environments have increasingly become a focus in today’s world.  In Singapore, a 7 million dollar research study has been commissioned by the government to look into maximising land use through urban greenery, public spaces and different housing types. An aspect the research will look into is climatic studies to investigate if the city can be cooled down by changing the design of the city landscape.
